For Property Owners + Landlords

Tired of getting 3 HVAC quotes that all rip you off?

iHVAC takes no money from contractors. Ever. You get sealed bids from vetted independent techs, benchmarked against real market pricing — because we have no horse in the race.

Built with 30 years of HVAC operator experience

iHVAC was designed by a working HVAC operator, not a tech-first marketplace VC. The structure reflects how the trade actually runs.

Founding cohort techs onboarded in Milwaukee

Tim Schram (Schram HVAC, WI qualifier license), Ryan Schneiker (Schneiker Heating & Cooling, WI Lic. 1409707), Isaac Hopfensperger (Hopfensperger Heating).

Sealed-bid architecture verified

Techs cannot see each other's prices before submitting. Enforced in the data layer, not by policy — there is no admin override.

How it works

Three steps. No surprises.

1

Post your job

Describe what's broken or what you need maintained. Takes 90 seconds.

2

Get 3 sealed bids

Independent techs in your area bid honestly because they can't see each other's prices. No race-to-the-bottom.

3

See where you stand

Every bid is benchmarked against the iHVAC market median for your area. You know what's fair before you decide.

Why iHVAC is different

Bias-free by structure. Not by promise.

Built by a 30-year HVAC operator. iHVAC takes no fees from techs. We accept no paid placement, no featured listings, no commission-by-bid-value — ever.

That means when you see three bids, those are the three best matches in your area based on service zone and credentials — not the three who paid us most.

We make money on the property-owner side eventually (a small monthly fee for portfolio management once we close the founding cohort) — that's it. Bias-free by structure.

What you get

Built for the way you actually run a portfolio.

Sealed bids — no race to the bottom

Each tech submits a bid without seeing what anyone else offered. Their incentive is to bid their real number, not undercut someone else's. You see all of them side-by-side.

Every contractor is insurance-verified

Before a tech can bid on your job, their insurance certificate is AI-verified and on file with iHVAC. No more crossing your fingers when someone walks onto your property.

iHVAC never touches the money

You pay the tech you pick — directly. No platform markup, no escrow, no middleman. iHVAC is the matching layer; the transaction is between you and the contractor.

90 seconds to post. Bids start within hours.

Add your property once. Describe the job. Pick a 72-hour bid window (or shorter if it's urgent). Vetted techs in your service area get notified the moment you submit.

Real ratings. From real jobs.

Every star rating was left by a verified property owner after a real job closed. No fake Google reviews, no bought stars. The reputation system is the platform.

Line-item bids — see what you're paying for

Bids come itemized: labor, parts, refrigerant, permit fees, trip charges. Compare apples to apples. Know exactly why one bid is higher than another before you decide.

Post a job in 90 seconds. No card required.

Free for the founding cohort, no contract, walk away from any bid. The first three sealed bids and the local market median land in your inbox.

Post your first job — free

Founding cohort

First 50 property owners: $0 lifetime.

Your quotes feed the anonymized market-median dataset — which makes every member's next bid sharper.

Once we close the founding cohort and start charging new property owners, you stay free forever. No asterisk.

Questions

Straight answers, no marketing fog.

How is iHVAC different from Angi or HomeAdvisor?
Angi and HomeAdvisor charge contractors for leads — sometimes hundreds of dollars per lead — and let them pay for top placement. That cost gets baked into your quote. iHVAC charges contractors nothing. No lead fees, no paid placement, no commission on jobs won. We never touch the money between you and the tech. The contractors you see are the closest matches on credentials and service area, not the ones with the biggest ad budget.
What does "sealed bids" actually mean?
Each tech submits their bid through iHVAC without seeing what any other tech offered. They have no way to undercut a competitor because they cannot see the competition. The result: each bid reflects what that tech actually wants to charge for the job, not a number engineered to land one dollar under someone else. You see all bids side-by-side once the bid window closes.
Who pays who? Does iHVAC handle the money?
You pay the tech directly. iHVAC is not in the money flow — we do not invoice, escrow, process payment, or take a cut of the transaction. The agreement is between you and the contractor you select. iHVAC is the matching and credentialing layer; the job and the payment are not iHVAC's transactions to mediate.
How are techs vetted?
Before a tech can bid, we verify their insurance certificate (AI-read on upload, with admin spot-checks), capture their license number and license state, and require them to sign attestations covering scope of work, compliance, and indemnification. We do not run criminal background checks, and we do not warrant a tech's workmanship, safety record, or conduct on site — that responsibility sits with the contractor, as it does in any direct hire. The structure that protects you is sealed bids, on-file insurance, line-item pricing, and a ratings system that only verified property owners can post to.
What if I do not like any of the bids?
Walk away. There is no obligation to accept any bid, no cancellation fee, and no penalty for posting a job and choosing not to proceed. The market median we show you alongside the bids is there precisely so you can tell when something is off — and if all three bids look wrong for the scope, that is useful market information on its own.
What does the founding cohort cost? Forever?
Zero. The first 50 property owners pay nothing for iHVAC access, ever. Once we close the founding cohort and start charging new property owners a small monthly portfolio-management fee, founding members are grandfathered at $0 for the life of the account. No introductory rate, no asterisk, no auto-conversion.
Is iHVAC available in my market?
We are seeding contractor supply market-by-market, starting with the Milwaukee metro and McHenry County, IL. If you post a job in a market where we do not yet have credentialed techs in your zone, you will hear back from us directly — we will either route the job to the nearest qualified contractor we can source, or tell you straight that we are not ready in your area yet. No silent dead-ends.
How long until I see bids after posting?
Insurance-verified techs in your service zone are notified the moment your job posts. First bids typically arrive within a few hours; the standard bid window is 72 hours, and you can shorten it to 24 hours if the job is urgent. Emergency posts ping techs immediately and surface in their feed at the top.
